How these calculators work

Federal mortgage rules for insured and uninsured mortgages in Canada. Every rate comes from what you type. No rate is built in.

Show the rules and sources
  • Payments. Interest is compounded semi-annually, not in advance, which is the Canadian standard for fixed-rate mortgages. Some variable-rate mortgages compound monthly, so a lender's variable payment can be slightly higher.
  • Minimum down payment. 5% of the first $500,000, 10% of the portion above $500,000, and 20% when the price is $1,500,000 or more.
  • Mortgage default insurance. Required with less than 20% down. The premium is a percentage of the mortgage based on loan-to-value: 0.60% up to 65%, 1.70% up to 75%, 2.40% up to 80%, 2.80% up to 85%, 3.10% up to 90%, and 4.00% up to 95%. An extra 0.20% applies when the amortization is longer than 25 years. The premium is added to the mortgage. These are CMHC's published premiums for homeowner loans. Other insurers set their own, and a non-traditional down payment can carry a higher premium.
  • Insured price limit. Insurance is only available on homes priced under $1,500,000.
  • Amortization. Insured mortgages are limited to 25 years, or 30 years for first-time buyers and buyers of newly built homes. With 20% or more down, lenders may offer up to 30 years.
  • Stress test. You qualify at the greater of your rate plus 2% or 5.25%.
  • Debt service ratios. Housing costs (principal and interest at the qualifying rate, property tax, heat, and half of any condo fees) up to 39% of gross income (GDS), and all debt payments up to 44% (TDS). Heating is set to an estimate of $125 a month. Use your own figure if you know it.
  • Property tax estimate. Where a calculator asks for property tax, you can enter your exact amount or use an estimate: the 2026 residential tax rate for the area you pick, times the price. The Ontario average is the simple average of 92 Ontario municipalities' 2026 residential rates (1.4664%). Toronto, Mississauga and Brampton use each city's published 2026 rate. Oakville, Vaughan, Markham, Richmond Hill, Hamilton and Ottawa use the 2026 rates compiled by HousingPortal.ca from each city. On affordability the estimate is tied to the price being solved for, so the tax always matches the result. It is rough: Ontario bills are based on your MPAC assessed value, which is often below today's price, so the estimate can run high. Your tax bill or the listing is the better figure.
  • Refinance and equity. A conventional refinance is generally limited to 80% of the home's value. Mortgage default insurance is generally not available on a refinance, with limited exceptions such as adding a secondary suite.
  • Land transfer tax: Ontario and Toronto only. Ontario charges 0.5% up to $55,000, 1.0% to $250,000, 1.5% to $400,000, 2.0% to $2,000,000 and 2.5% above, for homes with one or two single family residences. Eligible first-time buyers can get a refund of up to $4,000. In the City of Toronto, the municipal land transfer tax uses the same rates up to $2,000,000, 2.5% to $3,000,000 and higher rates above that from April 1, 2026, with a first-time buyer rebate of up to $4,475. Other cities and provinces are not covered.
  • First-time buyer programs. An FHSA allows contributions of up to $8,000 a year and $40,000 in a lifetime. The Home Buyers' Plan lets each buyer withdraw up to $60,000 from an RRSP, repaid over 15 years.
  • Purchase plus improvements. The lending value is the lower of the as-improved value or the price plus the cost of improvements. Down payment and insurance are based on it.
  • Prepayment penalties. Usually three months' interest, or for fixed rates the greater of that and the interest rate differential. Each lender calculates differently, so your payout statement is the final word.
  • Home equity lines of credit. The revolving credit is limited to 65% of the home's value, and the mortgage plus the line to 80%.
  • Variable rates and lines of credit. The fixed versus variable, HELOC, second and private mortgage examples calculate interest monthly. Your lender's method may differ.
  • Selling in Ontario. 13% HST applies to real estate commission. Commission is negotiable and set in your listing agreement.
  • Ontario only: provincial sales tax on the premium. When insurance applies, the results show Ontario's 8% sales tax on the premium. It is paid in cash on closing and cannot be added to the mortgage. Quebec and Saskatchewan also charge provincial tax on the premium at their own rates. Other provinces and territories currently do not.

Lenders and insurers may apply stricter rules, such as lower ratios, credit requirements, or their own heating and condo fee amounts. Every result on this page is an estimate only, on approved credit (OAC), and not an offer to lend.
