When the down payment is under 20% on a qualifying purchase, default insurance (CMHC, Sagen, or Canada Guaranty) may apply. Insurance lets lenders accept a smaller down payment. Premiums and rules are not the same as “free money.”

Self-employed mortgages

T1s do not always show the income a business actually supports. Some lenders will look at bank statements, corporate statements, or stated-income programs. Paperwork is heavier; approval is not automatic.

Emergency and last-minute funding

Power-of-sale pressure, a collapsing firm deal, or a closing date that moved. Many files take a couple of weeks. When title is clean, equity is there, and documents are complete, some files can fund in a day or two. That is a circumstance — not a 24–48 hour guarantee.
